Real Estate
Editing of these images is more editorial than design photography, but still handled in-house, not outsourced to an editing company. Images are lifelike while clean, stylized and optimized for maximum impact.
MLS photography is charged at $0.14 per finished square foot, with payment due upon booking and all square footage numbers confirmed via county property tax records before billing.
In the event that multiple parties want rights to image usage (i.e., new construction where the builder and realtor both advertise the home for sale), the images will be subject to the same cost-sharing terms as all standard photo packages.
(Please note that these prices are for ground-level stills photography only, they do not include video or aerial photography.)
Licensing and Cost-Sharing
Images are licensed only to the paying party for use. Further usage by additional parties is prohibited unless they are licensed directly from the photographer.
To make this easier, I recommend cost-sharing to all my clients.
Cost sharing is exactly what it sounds like - multiple parties splitting the production costs of a shoot to make it more wallet-friendly for everyone.
The system I use for cost-sharing: each additional party pays a 30% licensing fee for full commercial use of the delivered images. The full balance of production costs and the additional per-party licensing fees are then divided equally between all parties, to be billed individually or billed to one party and backcharged by them internally. This turns one party paying for a $950 shoot into two parties paying $618, three parties paying $507 dollars, and so on, with no guesswork or paying a higher licensing fee after the fact.
I especially recommend this as a win-win option for new construction or remodeling projects where multiple vendors will want to use the images in their unique portfolios and marketing. These images are tools for everyone to continue making money, after all.

Each package comes with a broad usage license that allows you to use the images for any purpose, without any restrictions on how or where you use them. You have the freedom to showcase your beautiful spaces in any way you choose, without worrying about extra fees or limitations.

Every image returned to the client is fully-retouched for dynamic presentation of your project or business. Package pricing is based on the ethos of “quality over quantity” to make sure that every image reaches its highest potential.
Retouching includes the basics of lighting and color, alongside cleanup and texture work that removes every distraction from the image that is not your vision.
Every job includes one round of revisions for clients to review and ask for adjustments. Further rounds of revision are priced at $50 per image.

I’m based in the Florida panhandle, and travel is booked at $0.65/mile for all jobs more than 30 miles from Pensacola city limits.
For projects requiring flights or extra travel arrangements, a formal estimate will be delivered to the client for approval, including all travel expenses and food per diems as line items.

I require a 50% deposit of the total assignment (package or formal estimate for larger jobs) to secure your booking. This deposit is non-refundable and holds a date and rain date in my work schedule for your project. The remaining balance is invoiced upon completion and due upon receipt of the final images. Invoices are sent and payments are collected via Quickbooks Online.
